LOCATION/AREA
  • Primary - Arizona, California, Colorado, Florida, Georgia, Nevada, North Carolina and South Carolina
  • Other areas of interest - Louisiana, New Mexico, Oregon, Utah, Texas and Washington
  • B+ to A++......age. Mostly new builds just out of lease up but will consider older if redeeming qualities.
  • Financing.....leverage is typically 50%.

CONDITION OF PROPERTY
  • New Construction to value-add opportunity assets
  • For value add - prefer communities that require:
    • Interior / Exterior Rehabilitation
    • Suffers from Mismanagement
    • Repositioning

AGE
  • 2010 or newer with a strong preference for new construction
  • Will also consider 1990’s construction with a value-add component

FINANCING
  • All transactions closed with RK Properties capital (no equity partner)
  • No financing contingency
  • Cash to new loan max 65% LTV
  • 21-30 day due diligence
  • 30-60 day total closing
